On 30 December 2021, Jiangsu's housing authority released its building-industry modernization demonstration catalogue. Building 34 at Nanyun Jiayuan, delivered by GSIN, was selected as a 2021 Jiangsu Prefabricated Building Demonstration Project.
The development in Gaogang District, Taizhou, has a floor area of approximately 160,000 m². Building 34 was jointly invested in and developed by Taizhou Hengjian Real Estate and Jinxi Boyuan Real Estate, and delivered by GSIN under EPC using its complete prefabricated steel-building technology.
Building 34 has a total floor area of 7,106 m², including 6,518.41 m² above ground, one basement level and 11 above-ground storeys. Storey height is 2.9 m and building height 36.90 m. It has a seismic fortification intensity of 7 degrees and a prefabrication rate of 84.2%.
Its all-steel braced frame combines H-section columns, unequal-flange H-section beams and composite steel-bar truss floor decking. Lower beam flanges are narrower than the walls to avoid exposed beams. Green ALC panels form single-layer interior walls and double-layer exterior walls. Dry, plaster-free construction saves water and materials; the envelope integrates insulation, acoustics, fire resistance and waterproofing.
BIM coordinates structural, building-services and interior design and shares information across design, fabrication and erection. Openings in beam webs allow services to pass through, with most services separated from the structure, increasing clear internal height and comfort.
Finished interiors use component-based partitions, factory prefabrication and on-site assembly, considering the whole building lifecycle. It is Taizhou's first prefabricated high-rise steel residential building and a 2021 provincial building-modernization demonstration project.
